Selling options

Sell on your terms.

List for the most exposure, take a cash offer for speed, or ask for more time to move. Start with an instant cash-offer estimate:

This initial estimate can go up or down depending on your home’s condition and property details. A final cash offer requires review.

Cash offers are made through OfferFlow, a separate cash-buying company that Michael O’Neal is affiliated with. Listing services are provided through Keller Williams Realty Northeast. Requesting an estimate or an offer does not obligate you to accept one, and not every property will qualify.

Every program depends on the property, the buyer and a written agreement; none is guaranteed. Compare every selling option side by side

Houston Real Estate Questions, Answered

How long does it take to sell a house in Houston right now?

Single-family homes in Greater Houston spent an average of 58 days on the market in September 2026, up from 56 a year earlier, according to the Houston Association of Realtors. Inventory rose to 5.5 months, so buyers have more homes to compare. Pricing from recent comparable sales and strong presentation are what shorten the timeline for an individual home.

Is now a good time to sell a house in Houston?

It depends on your timeline and your home more than on a market headline. In September 2026, Greater Houston single-family sales were down 5.7% from a year earlier, while the median price held at $325,000 and active listings rose 6.3%, according to HAR. With more homes for buyers to compare, pricing from recent sales and good presentation matter more than trying to time the market.

How do I find out what my Houston home is worth?

Request a home valuation built from recent comparable sales in your neighborhood, adjusted for your home’s condition, updates and lot. That is more reliable than an automated online estimate, which cannot see inside your home. The Michael O’Neal Group prepares each valuation by hand from HAR sales data. A valuation is a pricing opinion, not an appraisal.

Request a home value review

Should I sell my house to a cash buyer or list it?

A listing usually brings a higher price; a cash sale trades some price for speed, certainty and selling as-is. The right choice depends on your timeline, the home’s condition and how much preparation you want to take on. The Michael O’Neal Group shows both options side by side, a market listing and an OfferFlow cash offer, so you can compare before you decide. Neither outcome is guaranteed.

How do I choose a listing agent in Houston?

Verify the agent’s Texas license and sponsoring broker on the Texas Real Estate Commission’s license search, read verified seller reviews, and ask each agent to show how they would price your home from recent comparable sales and what their written marketing plan includes. Read the listing agreement’s term, fees and cancellation terms before you sign; brokerage fees are not set by law and are negotiable.
